They've come back to us and asked that we settle now, and they will do the works at their cost, and indemnify all works on site (for insurance purpose), or we wait until they've done the works, and we settle then.
Hopefully we will have it all settled by December... if not, we've been told we'll have to pay the Stamp Duty on the Loan then, rather than at Settlement Date (something to do with a 90-day period thingy).
Anyways, will keep y'all updated as we are updated. It's exciting!!!!

You have picked the right option as well. Waiting till they complete the work is a safer option, as you never know....you could pay for it and they could leave the country!!
In regards to your stamp duty, it shouldnt matter when it settles. You are exempt from S/D up to a purchase price of $250000 because you are first home buyers!! If the purchase price is over that the stamp duty would be minimal anyway.....
