The Real World....

I have an update to report....

After we had Council go through the property, turns out there's some Illegal Works on the property.

Anyways, to cut a long (and trust me, it's LONG) story short...

The Vendor has agree'd to get the works done AND WE'RE BUYING OUR FIRST HOME!!!!!

I've gotta get some pics up. I'll do that later...

God this is an exciting time.... I just wished we knew more info on when they're gonna get the Permits, and we can set a Settlement date.

Grrrrr.....

Got an update guys...

They've come back to us and asked that we settle now, and they will do the works at their cost, and indemnify all works on site (for insurance purpose), or we wait until they've done the works, and we settle then.

We've gone with the 2nd option, we wait.....

Anyways, I've got some pics ready...

Hopefully we will have it all settled by December... if not, we've been told we'll have to pay the Stamp Duty on the Loan then, rather than at Settlement Date (something to do with a 90-day period thingy).

Anyways, will keep y'all updated as we are updated. It's exciting!!!!

You have picked the right option as well. Waiting till they complete the work is a safer option, as you never know....you could pay for it and they could leave the country!!

In regards to your stamp duty, it shouldnt matter when it settles. You are exempt from S/D up to a purchase price of $250000 because you are first home buyers!! If the purchase price is over that the stamp duty would be minimal anyway.....

I thought it was 150,000 and anything after that, you pay a small part.

It's around 195K mark, and our stamp duty is $5,500 and we get a concession of $4,000 from the FHB Grant.

It's not waived, just covered in the $7,000 grant....

Yeah my bad....in QLD we have all S/D waived up to $250K under the FHOG scheme.
 
wow man, that looks awesome! nice place!

yeah in NSW we get the $7K and then its something like no stamp duty unless its over 500K...which is nearly any decent place...friggen sydney!
