Album is pretty much mint, the only imperfection is inside the front cover, the small mark to the left of the bottom ring.
No splits, tears, scratches or marks on the album, not bent or warped and no rust on the ring bindings. Most likely one of the cleanest albums you'll see.
$325 Paypal F&F plus post which will be boxed using tonnes of bubble wrap.
Near mint set, the reason its not mint is some of the cards (two dozen or so) have light brown age stains at the top of the cards. Nothing major, see pics to get an idea.
Also, #49 Andrew Langford (Eels) and #72 Paul Harragon (Knights) are the rarer correction cards.
